A foreclosure or short sale doesn't ban you from homeownership forever. Here are the exact waiting periods by loan type.

A foreclosure or short sale is a serious financial event — but it doesn't mean homeownership is off the table forever. Each loan program has specific waiting periods, and proactive credit rebuilding can put you back in the market sooner than you think.

Foreclosure Waiting Periods by Loan Type

  • Conventional loan: 7 years from foreclosure completion date (3 years with extenuating circumstances)
  • FHA loan: 3 years from foreclosure completion date (1 year with extenuating circumstances)
  • VA loan: 2 years from foreclosure completion date
  • USDA loan: 3 years from foreclosure completion date

Short Sale Waiting Periods

  • Conventional: 4 years (2 years with extenuating circumstances, 10% down)
  • FHA: 3 years if you were in default at time of short sale; no waiting period if payments were current
  • VA: 2 years (may be less with clean post-event credit history)
  • USDA: 3 years

What Counts as Extenuating Circumstances

Extenuating circumstances are one-time non-recurring events beyond your control: serious illness, death of primary breadwinner, job loss or major income reduction from employer closure. Divorce, poor financial management, and voluntary career change typically do NOT qualify.

The waiting period clock starts at the recorded foreclosure completion date or short sale closing date — not when you stopped making payments or when the hardship began.

  • Secured credit card: Use for small purchases, pay in full monthly
  • Credit-builder loan from a credit union
  • Authorized user on a family member's clean account
  • Target 640+ credit before applying; 680+ for best rates
