How Long Does Mortgage Underwriting Take in 2026?

6 min read · 2025-11-08

Underwriting is the most unpredictable part of the mortgage process. Here's what to expect and how to speed it up.

After you submit your mortgage application and documents, the loan goes to underwriting — the lender's formal review of your creditworthiness and the property. It's the most opaque part of the mortgage process for borrowers, and delays here can jeopardize your closing.

Typical Underwriting Timelines in 2026

  • Online lenders with automated underwriting (Rocket, Better, UWM): 1–3 business days for initial decision
  • Regional banks and credit unions: 3–7 business days
  • FHA/VA/USDA loans: 5–10 business days (government review layer adds time)
  • Complex files (self-employed, multiple properties, non-QM): 10–21 business days
  • Purchase loans during peak season (spring/summer): Add 2–5 business days to any estimate

The Three Underwriting Decisions

  • Approved: Loan is cleared, possibly with minor conditions (updated pay stub, HOI policy)
  • Approved with Conditions (Conditional Approval): Most common outcome — submit listed items to close
  • Suspended: More significant information needed — not a denial but significant work required
  • Denied: Application does not meet guidelines — you'll receive an adverse action notice explaining why

Conditional approval is completely normal — almost every loan gets conditions. Respond to the conditions list within 24 hours. Every day of delay on your end is a day added to your closing timeline.

How to Speed Up Underwriting

  • Upload all documents proactively — don't wait to be asked
  • Provide complete documents (all pages, all schedules) — partial docs trigger multiple requests
  • Explain every large deposit in your bank statements with a paper trail
  • Respond to lender requests same day
  • Don't make any financial changes (new credit, large transfers) during the process
